NOTICE IS HEREBY GIVEN that the Annual Meeting of the Members of Riverbrooke Homeowners Association, Inc. will be held as follows:

PURPOSE OF THE MEETING
- The purpose of the Annual Meeting is to:
- Receive reports on the a airs, finances, and budget of the Association;
- Introduce candidates for the open Board of Directors position;
- Conduct any other business that may properly come before the membership.
IMPORTANT: NO VOTE WILL BE TAKEN AT THE ZOOM MEETING.
The election of Directors will be conducted entirely by online ballot following the meeting. The Zoom meeting is for informational purposes and candidate introductions only. Members will not cast votes during the Zoom meeting.

2026 BOARD ELECTION — ONE (1) OPEN POSITION
- Open Position: One (1) Director seat
- Incumbent: Ankur Agrawal (re-running for re-election)
- Term: Two (2) years, pursuant to Article III, Section 3.5 of the By-Laws
- The candidate receiving the greatest number of votes cast by online ballot will be elected. ONLINE
VOTING INSTRUCTIONS
Online voting will be conducted through the Association’s homeowner portal.
How to Vote:
- Go to www.atlantacommunityservices.com
- Log in to your homeowner account.
- Select “Online Voting” from the menu.
- Follow the prompts to cast your vote for the open Board position.
VOTING WINDOW OPENS: Thursday, November 5th
VOTING DEADLINE: Wednesday, November 18th at 5:00 PM Ballots must be submitted through the online portal by the deadline. Ballots received after the deadline will not be counted.
Quorum Requirement: Pursuant to Article II, Section 2.11 of the By-Laws, a quorum for this election requires the participation of Members representing at least 25% of the total Class “A” votes in the Association.
If the total number of ballots cast does not meet this threshold, the election will not be valid.

Introducing the New management Company Atlanta Community Services (ACS)
We are pleased to announce that, beginning September 1, 2026, Atlanta Community Services (ACS) will assume management responsibilities for Riverbrooke Homeowners Association, Inc. ACS will work closely with your Board of Directors to handle daily tasks, including accounting, maintenance, and assisting homeowners.

Online Account Access Please register at www.atlantacommunityservices.com:
- Click Homeowner Login (top right).
- Select Register and complete the form (no account number needed).
- Submit – a temporary password will be emailed to you (may take up to 72 hours).
- Log in with the temporary password, then update it under Profile.
Online you can:
- View your account balance and pay assessments (credit card or e-check)
- Access association documents, budgets, and financials
- Submit modification requests & track violations
- Update your contact info
- See community events, photo galleries, and receive email updates
Directions
FROM GA 400: Take Exit 13 (GA 141). Travel east off ramp and proceed 2.5 miles to Sharon Road. Turn left. Travel 1 mile, bear right at merge with Old Atlanta Road. Continue straight 1½ miles to James Burgess Road and turn left. Riverbrooke will be 1½ miles ahead on the left.
FROM GA 141 PEACHTREE PARKWAY/MEDLOCK BRIDGE: Take I-285 North to Exit 31 (Peachtree Industrial North). Stay on Route 141 for 3 miles and bear left at the Peachtree Parkway split. Ahead 11 miles to Laurel Springs Parkway and turn right. Go 1.5 miles to Old Atlanta and turn left. Ahead 1 mile to James Burgess Road and turn right. Ahead 1.5 miles to Riverbrooke on the left.
